Property represents a secure, long term form of wealth creation.
A well-managed investment property can offer distinct advantages, including income and capital growth. It is important to be aware, however, of the responsibilities of managing an investment property and assuring its proper care. As considerable sums of money are involved in buying and holding your investment, finding people you can rely on is paramount!
That’s where First National McColms comes in.
We are a full-service agency with a dedicated property management department managed by a mature team with years of hands-on industry experience. They are familiar with managing all the different types of residential properties in Bundaberg for our clients (including understanding the particular requirements of acreage and rural incoming producing properties) right across the Bundaberg area.
You won’t feel like a number
We’ve been in business in the local area since 1939. And as a mid-sized office with about 300 properties under management, we’re not too big to be able to get to know you and provide a personalised service.
It is our policy to develop open and honest communication with you. Whilst we harness all modern technology to ensure we deliver the highest standard of services, we believe in not losing sight of the importance of personal contact.
You can trust our advice
We are members of the Real Estate Institute of Queensland - the peak professional association in Queensland. As REIQ Members, we are committed to continuing professional development and ongoing training ensuring we can perform at the peak of our ability and are trusted advisors for our clients.
Experience that saves you money
Our Property Management team has over 20 years of experience in the industry not only in managing tenants and tenancies but importantly in:
- efficiently managing maintenance issues, saving our owners thousands of dollars on misspent trades costs every year. You also have the advantage of using our qualified tradespeople who understand the importance of a timely response and clear communication when dealing with rental properties.
- understanding current legislation and the requirements of the Queensland Residential Tenancies and Rooming Accommodation Act means we can also correctly respond to any situation that arises in the management of your property.
Managing your property starts with finding great tenants
We understand that your property represents a very large investment and we take our job very seriously in finding you the very best tenant. Firstly, we take the time to understand your preferences with regard to finding the right tenant for your property.
Attracting the right tenant:
We produce quality copy and photography to promote your property and utilise major websites to promote vacancies - realestate.com.au, domain.com.au and rent.com.au.and, of course, our own (mccolms.com.au).
Our database is also utilised to match potential tenants we already have waiting with your property's description. These are the people we call before any advertising starts. It's just another way we maximise the timely letting of your property.
And because our office is centrally located in Bundaberg (opposite Red Rooster) – it’s a location which ensures constant tenancy enquiry and a shopfront with a prominent window display for walk-in traffic.
Screening is next:
We interview prospective tenants and adopt a strict screening process in having them complete a detailed application form to obtain all necessary information such as previous tenancy details, employment history and real estate agent and personal references.
We also complete a tenancy check on prospective tenants using the largest tenancy database in Australia, TICA. This information helps to protect you from poor tenants.
All of this ensures you are in the best position possible to make an informed decision when we contact you to recommend a suitable tenant.
We take care of all the paperwork
We prepare all documentation - tenancy agreement, pet agreement (if applicable), bond etc - in line with legal compliance. We also ensure that the tenants understand their obligations and are briefed on all aspects of your individual property.
