Tips for Tenants - Renting with First National Real Estate McColms

Renting with First National Real Estate

Before deciding to rent a property there are a few rules and regulations that you need to take into consideration. A Residential Tenancy Agreement or 'lease' will be drawn up and is the legal contract that both you and your landlord must abide by.

A lease should include information such as:

• Location of the property
• Total rent
• Amount of the bond
• Commencement and end date of your tenancy
• The landlords' name

Lease/tenancy agreements differ between states, so please make sure you have the documentation from your appropriate state.

Never sign a blank form if you do not understand something. Contact the correct establishments and ask for advice.

Pool Legislation & Safety

Before you are tempted to purchase an above ground pool for the summer months please be aware that there is legislation regarding pools over 300mm in height which require pool fencing and other safety requirements. We will happily furnish you with a copy of the regulations so please be sure to ask so you can check before you buy.

Also if there is an inground pool at your rental property you should have been given a Pool Safety certificate when you moved in. This should be kept on hand should an inspector call to inspect the pool. If you do not have a copy please let us know and we will certainly see you receive one.

Pet Consent From Landlords

Are you aware that if you have a pet at rental premises you are required to obtain consent from the Landlord? A Pet Authority Request Form is available for download from our website HERE
